1. Buying Power
So first you need to understand your own buying power. We strongly suggest that you speak to your bank or broker. A simple google search of your local area can bring that kind of information up for you. We suggest if you are going for a bank loan to get a pre-approval first. Once you know your budget it’s time to start house hunting.
2. Your Dream Home
Call an agent tell them what your budget is. Do you want the home already established or would you like to build? What interests you in a home or property, a big back yard for the kids? acreage for horses or cattle? A large kitchen? Quiet rural home? Home close to shops? Your agent can dwindle down your search so you can be emailed of any existing or new to market properties and houses that suit what you’re after.
3. Viewing properties and questions
Attend open homes, book a private viewing, not in the area? book a facetime video. Photos often don’t do a home justice, plus you don’t get that back and forth with possible questions and answers you would get from an agent. Ask question about the home, the property boundaries, what the property is zoned for, how much it could rent for, how many cattle you could run. Ask all the questions you possibly can our agents know their properties; this will give you a better understanding of your possible new home.
4. Pest and Building
Think you found your home? We believe in always getting a pest and building inspector to go over the home and make sure you’re aware of things that the agent wouldn’t know and possibly even the vendor! With the inspection you can see if any problems or pests are in the house and how you can deal with them.
5. Settlement
Time to sort out settlement days, signing of contracts, deposits and of course a celebration Your agent is there for you, to help you discuss any problems you may have, any concerns or any questions. They will give you advice in every aspect of buying your new property. Don’t feel like you are alone.
