We all know selling can be stressful, whether it’s your first time selling or your last. Preparing your home and all the measures taken can seem overwhelming. However, the team at Manning Valley Property & Livestock have you covered!

You’ll need to get an agent out to discuss what your property is worth. The market is always changing so an appraisal from 3 months ago could be different to now. Your agent will discuss your property with you, things you might need to fix or how to better present your home. An agent’s job is to sell your house or property for the best price we possibly can.

You will need a solicitor or conveyancer to prepare a contract of sale. If you don’t have a professional already in place a simple google search of your local area and reading reviews is a great way to find one. They will explain to you in detail what is involved with the preparation.

Make your house presentable, we will cover more of this [here] you want your buyers to imagine their family and friends in the house, where they will eat dinner, if they can entertain or grow a family. You want your home to reflect a general audience to heighten your chances at a quicker and more successful sale.

Mow any lawns and make gardens presentable. This is the first look your potential buyers will see of your home. Slashing paddocks and cleaning up any loose wire around the property can improve your properties look and allow buyers to see a lay of the land to imagine cattle on. Turn lights on of an evening, often buyers will do a drive-by afterhours to get an idea of the area. You don’t get a second chance at making a good first impression!

You can discuss with your agent every step of the way, if you’re unsure of something or have questions about your property your agent will be able to find the answers for you. If you’re more comfortable with a short or long settlement your agent can discuss this with potential buyers, so they are fully aware of where you the vendor stand.
